How We Work · Design–Build Process
Six stages, one team.
Design-build means the people who draw your project are the people who build it. Here’s exactly how a project runs — from the first site visit to a warranty-backed handoff — with one accountable team owning every stage in between.
The journey
From first visit to the keys in your hand.
Every project is different, but the path we walk with you is the same. No stage gets handed off to a stranger.
- 01It starts with a visit
Consultation & site visit
We start with a conversation and a visit to the actual space — walls, systems, grade, and the constraints a photo can never show. Seeing the site early is how the plan stays grounded in what's really there, instead of a surprise we uncover halfway through the build.
- 02See it before it's built
Design, engineering & 3D plans
Our team turns your goals into drawings — space planning, structural engineering, and MEP — and renders them in 3D so you can walk the project before a single wall moves. Because the people designing it are the people who build it, the plans reflect what actually gets constructed.
- 03Handled in-house
Permits & code
We file the permits, coordinate inspections, and build to code — all handled in-house across Collin County. Allen, Plano, Frisco, McKinney, and Prosper each run their review a little differently, and we work each one so the paperwork never quietly stalls your project.
- 04No surprises
A transparent estimate
You get a clear, itemized estimate tied to the real plans and scope — not a vague range that balloons later. One team owning design through construction means the number is grounded in what gets built. Barring changes you ask for along the way, the estimate you approve is the estimate you pay.
- 05One accountable team
Construction by one team
Then we build. The same team that drew your project runs the site — scheduling trades, managing materials, and answering to you directly. No drawings lost in a handoff between an architect and a crew, and no finger-pointing when a question comes up on site.
- 06You're not on your own
Walkthrough & warranty-backed handoff
We walk the finished project with you, work through the punch list, and hand it over clean. The work is backed — you're not left on your own the moment the crew drives away. As an insured and bonded contractor, we stand behind what we build.
Why one roof matters
The handoffs are where projects go wrong.
Hire a designer, then an engineer, then a contractor, and every gap between them becomes your problem to manage. Design-build closes those gaps — one team is accountable from the first drawing to the final walkthrough.
Design and build, together
Architecture, engineering, permits, and construction run through a single team — so nothing is lost translating a drawing into a wall.
One point of contact
You talk to the team accountable for the whole project, from the first sketch to the final walkthrough — not a chain of subs pointing at each other.
The estimate you pay
Your number is tied to the actual plans, not a hopeful guess. Barring changes you request, the estimate you approve is the one you pay.
