An older home's most expensive problems are the ones you can't see on a walkthrough. They're behind the drywall, under the slab, and above the ceiling — and they're what turn a clean remodel budget into a runaway one. The difference between a project that stays on budget and one that doesn't usually comes down to when those systems were discovered: priced into the plan up front, or found the hard way after demo started.
So before you commit to renovating an older home, run a systems checklist. The goal is simple — surface every aging or hazardous system before you sign, so anything ugly lands in the budget as a line item instead of a mid-project surprise. Here's the order we walk them, and what to look for in each.
Foundation: start with the bones
North Texas sits on expansive clay soil that swells when it's wet and shrinks in a drought, so slabs across the region move seasonally. Before any remodel — especially one that opens walls or shifts load — get the foundation assessed. Flags to look for: stair-step cracks in the exterior brick, drywall cracks radiating from door and window corners, doors that suddenly stick, and floors that slope or bounce. A structural engineer or foundation specialist reads these properly; don't self-diagnose.
Repair costs range widely. Angi puts the national average near $5,175, with most jobs between $2,225 and $8,133, and larger piering or whole-house leveling commonly $10,000–$40,000 (Angi). The point isn't to panic — it's to know the number before you've committed the budget elsewhere. Electrical: the panel first, then the wiring
Two separate questions live here. First, the panel. If you find the brand names Federal Pacific (Stab-Lok) or Zinsco, or a fuse box instead of circuit breakers, have a state-licensed electrician evaluate it. FPE and Zinsco panels have a documented history of breakers that fail to trip on an overload, which is why electricians treat them as a replacement rather than a repair. A fuse box usually signals a service that's undersized for modern electrical loads. Replacing a panel or upgrading from 100- to 200-amp service commonly runs $1,300–$3,000 for the panel, and more once new mast, meter, or utility work is involved (This Old House).
Second, the wiring. Homes wired between roughly 1965 and 1973 sometimes have solid aluminum branch wiring, whose connections can loosen and overheat over time. The CPSC recognizes specific fixes — a full rewire, COPALUM crimps, or AlumiConn connectors — each performed by a qualified electrician. Both the panel and the wiring are state-licensed trade work: don't open the panel or attempt either yourself.
Plumbing: what's behind the walls and under the slab
Three materials date an older home's plumbing. Polybutylene — gray, flexible supply pipe used from 1978 to mid-1995 — is prone to failing from the inside out. Galvanized steel (common in pre-1960s homes) corrodes internally, chokes water pressure, and carries a 20-to-50-year service life. And cast-iron drain lines eventually corrode and crack. Have a plumber check at the water heater, under the sinks, and near the main shut-off.
A whole-home repipe covers a broad range — roughly $1,500–$15,000, averaging near $7,500 for a 2,000-square-foot, two-bath home; PEX repipes run $4,000–$10,000 and copper $8,000–$18,000 (Angi, HomeGuide). Doing it during a remodel, while walls are already open, is far cheaper than chasing a slab leak through finished rooms later.
HVAC and ductwork: age is the tell
Find the install date on the equipment. Most HVAC systems last about 15–20 years, and ENERGY STAR suggests considering replacement once an air conditioner or heat pump passes 10 years and a furnace passes 15. If the system is original to an older home, budget to replace it — ideally before you finish the rooms it serves. A full furnace-and-AC replacement typically runs $5,000–$12,500 (Angi).
While you're in there, have the ductwork checked for leaks and correct sizing — and on pre-1980 systems, for old duct insulation or wrap that can contain asbestos (a test-don't-touch item; see below). Efficiency upgrades sometimes qualify for federal or utility rebates, but those programs change and carry product and income rules — confirm current availability with a tax professional or your utility rather than banking on a figure.
The envelope: roof and insulation
Two envelope items round out the checklist. The roof: check its age and condition — curling or bald shingles, granules collecting in the gutters, any staining on the ceiling below. Asphalt shingle roofs are generally near the end of their service life somewhere in the 20-to-30-year window; a replacement averages about $10,500, with most homeowners spending $7,500–$24,000 (Angi). If yours is close, fold it in before interior finishes so a future leak can't ruin new work.
Insulation: older homes are usually under-insulated, and a remodel that opens walls and the attic is the cheapest chance you'll ever get to fix it. The DOE and ENERGY STAR recommend roughly R-38 to R-49 of attic insulation for our North Texas climate zone, and blown-in attic insulation typically runs about $1–$2.80 per square foot installed (HomeGuide).
Pre-1980 homes: asbestos and lead are a testing question, not a DIY one
If the house was built before 1980, two hazards get their own rule: test, don't touch.
Asbestos was common in popcorn (textured) ceilings, older 9-inch vinyl floor tile and the black mastic beneath it, and pipe, duct, and boiler insulation. Left intact and undisturbed, these generally pose little risk; the danger comes from releasing fibers by sanding, scraping, cutting, or demolishing them. The EPA's guidance is to treat suspect materials as asbestos until a lab proves otherwise — so hire an accredited inspector to test (a sample test commonly runs $250–$750, Angi), and if it's positive, a licensed asbestos abatement contractor to remove it. Do not sand, scrape, or DIY-remove anything you suspect contains asbestos.
Lead paint was banned for residential use in 1978, so pre-1978 homes likely have some. The EPA's Renovation, Repair and Painting (RRP) rule requires paid renovators working on pre-1978 homes to be Lead-Safe certified and to follow dust-controlled work practices. A certified lead inspector or risk assessor can test first (typically $300–$700, Angi). Never dry-sand, scrape, or heat-gun suspected lead paint — that's precisely how you turn it into hazardous dust. Both are health-and-legal matters for certified professionals, not weekend projects.
One inspection, one plan, one budget
Every item above shares a pattern: cheapest to handle before finishes go in, most expensive to discover after. That's the whole argument for surfacing them early — either through a thorough pre-purchase inspection (bring in specialists for the foundation, roof, and pre-1980 hazards) or through a design-build contractor who walks the systems as part of scoping the job. When one team designs the remodel and prices the systems together, the rewire, the repipe, and the HVAC swap show up in a single plan and a single budget instead of arriving as three separate surprises.
