Whole-Home Repiping: Signs Your Plumbing Needs Replacing

Your home's plumbing is the one major system you almost never see. It runs inside walls, above ceilings, and under the slab — quietly, until it isn't quiet anymore. By the time a pipe announces itself with a stain on the drywall or a puddle on the floor, the material behind it has usually been failing for years.

Whole-home repiping means replacing the water supply lines, the drain lines, or both — rather than chasing one leak at a time. For some houses it's an upgrade of convenience. For others, especially certain age brackets of DFW homes, it's a matter of when, not if. Here's how to read the signs, what modern materials replace the old ones, and why an open-wall remodel is the smartest moment to act.

Sign 1: You have polybutylene supply pipes

Polybutylene is the big one. This gray (sometimes blue or black) plastic pipe was installed in millions of American homes from roughly 1978 to 1995, marketed at the time as a cheap, flexible alternative to copper. The problem surfaced later: chlorine and chloramine in municipal water oxidize the polymer from the inside, creating micro-fissures that can fail suddenly and without warning (RepipeSolutions).

The insurance angle is what pushes many homeowners off the fence. An estimated six million U.S. homes still contain polybutylene, and many carriers now decline to write policies on them — or exclude water-damage claims tied to the pipe entirely (Harry Levine Insurance). If a renewal suddenly got complicated, or a home inspector flagged gray poly at the water heater, that's your answer. Polybutylene can't be patched into reliability; the accepted fix is full replacement.

Sign 2: Discolored water and weak pressure (galvanized steel)

Older homes — commonly those built before the 1960s — often have galvanized-steel supply lines: iron pipe coated in zinc. That zinc layer wears away over decades, and the steel underneath rusts from the inside out.

Two symptoms give it away. First, discolored water — brown, orange, or metallic-tasting, especially first thing in the morning as rust flakes shed into the line (Square One). Second, falling water pressure — rust and mineral scale narrow the pipe's inner diameter until flow chokes down to a trickle (repipe.com). Galvanized supply pipe is often cited with a 40–50 year service life, but many lines begin corroding well before that. Once the interior is scaling shut, cleaning won't restore it — the pipe itself has to go.

Homes of this vintage can also hide lead solder at joints or, rarely, a lead service line. If that's a concern, have your water tested by a certified lab and leave any suspect material to a qualified professional — don't disturb it yourself.

Sign 3: Aging cast-iron drain lines

Supply lines get the attention, but the drain, waste, and vent side matters just as much. Homes built before the 1980s frequently used cast-iron drain pipe. It's durable — commonly cited lifespans run 50 to 80 years (repipe.com) — but it does reach the end of its life. As cast iron corrodes it becomes brittle, scales internally, and eventually cracks. That shows up as chronically slow drains, recurring backups, sewer odor, or damp spots along a drain run.

Below-slab cast iron is the trickiest, because you can't watch it deteriorate. If a plumber's camera inspection reveals heavy channeling or cracking, the options range from spot repair to trenchless lining (which can add decades) to full replacement — a call best made after a scope, not a guess.

Sign 4: Recurring leaks and slab leaks

One leak is a repair. A pattern of leaks is a message. When a plumber has patched the same run twice, or you're getting slab leaks — pinhole failures in lines buried in the foundation, showing up as a warm spot on the floor, an unexplained jump in the water bill, or the sound of running water with every fixture off — you've crossed from "fix it" into "replace it." Patching a slab leak buys no protection against the next one a few feet away. Rerouting fresh lines (often overhead through the attic and walls rather than tunneling under the slab) ends the cycle for good.

What modern repiping uses

The good news: today's materials are a genuine upgrade over what they replace.

  • Supply lines: PEX or copper. PEX is flexible, freeze-tolerant, and fast to route through existing walls; copper is rigid, proven, and long-lived. Copper is commonly cited at 50–70 years and PEX at 40–50 years (Angi). PEX costs less and installs faster; copper carries a premium.
  • Drain lines: PVC or ABS. These plastics are corrosion-proof, smooth-walled, and far lighter than the cast iron they replace.

Which supply material fits depends on your water chemistry, budget, and how the house is built. A good plumber recommends rather than defaults.

Why a remodel is the ideal time to repipe

Here's the insight most homeowners miss: the expensive part of repiping isn't the pipe — it's the access. Labor makes up the large majority of a repipe bill (Angi), and most of that labor is opening walls and ceilings to reach the pipes, then closing them back up.

During a whole-home renovation or a bathroom remodel, those walls are already open. The drywall is already coming down; the fixtures are already out. Repiping in that window means you pay for access once instead of twice — and you never pay to demolish a brand-new tile surround in five years because the galvanized line behind it finally let go. Folding the repipe into the remodel sequence, so walls open a single time, is exactly the kind of coordination a design-build team exists to handle.

Costs vary widely by home size, material, fixture count, and whether lines run through accessible walls or under a slab. As published ranges:

Check the pipe entering your water heater and any exposed lines in the garage or under sinks. Polybutylene is usually gray (sometimes blue or black) flexible plastic, roughly 1/2" to 1", often stamped "PB2110." If you see it — or you bought a home built between 1978 and 1995 — have a state-licensed plumber confirm before your next insurance renewal.
Can't I just replace the bad section instead of the whole house?

Will repiping tear up my house?
