Out, up, or separate

The seams are the real project

A framing crew frames, a foundation sub pours, an HVAC company sets equipment — each good at a slice, each assuming someone else owns the seams. On an addition the seams are the whole job: a soil report, a foundation engineered to tie into the existing slab and move with it, new plumbing and power routed back to panels often already at capacity, and a new roof married to the old without a leak at the valley. Colleyville sits in the Eastern Cross Timbers, so that new slab usually lands on sandy loam over a clay subsoil — still seasonally active, so the two foundations have to be doweled to move together.

The permit path

Additions run through Colleyville Community Development — Building Inspections at 100 Main Street, and the city keeps the whole process online through its Tyler EnerGov Citizen Self Service portal at selfservice.colleyville.com. Two things trip up out-of-town crews: a contractor has to be registered in CSS before pulling any permit, and the city takes neither registration nor permit applications by email or mail. The state-licensed electrical, plumbing, and mechanical trades each file their own permits from there.
