Home Additions & ADUs in Waxahachie, TX

Add square footage that looks like it was always there.

Plenty of Waxahachie families love their street and schools but have outgrown the house. An addition keeps you on your lot while adding the primary suite, home office, or bedroom the original plan never drew. What the job takes depends on which Waxahachie house you own: a century-old home in a historic district, a mid-century ranch in midtown, or a newer build on the edge — each ties new to old differently, and answers to a different set of approvals.

What your lot and your district allow

Newer homes in master-plans like North Grove, Buffalo Ridge, or Camden Park sit on platted lots where setbacks and lot-coverage limits decide how much you can add and where. The ranches and historic homes near the square often sit on deeper lots, and out toward the outer communities and acreage there's often room for a detached build. Before anyone falls for a footprint, we check the survey, setbacks, and easements against your plat.

Building onto a historic home

Adding onto a house in one of Waxahachie's five National Register districts is its own discipline. The new wing's exterior — brick or siding, window proportions, roofline — generally needs a Certificate of Appropriateness from the Heritage Preservation Commission, reviewed against the Downtown Waxahachie Design Guidelines, before the city issues a permit. Matching century-old materials so an addition reads as original, not bolted-on, is what that review exists to protect.

The ADU question, answered for Waxahachie

Whether you can put a detached accessory dwelling — a casita, guest suite, or garage apartment — on your lot depends on your zoning and on whether the property sits in the city or in Ellis County's ETJ, so confirm it before you design around it. Where that isn't in the cards, an in-law suite, a bump-out, or a garage conversion still works, and on acreage a detached guest suite is often cleaner.

Tying new to old on Blackland clay

An addition marries a new foundation to one already settled on Houston Black clay — the expansive Blackland soil that swells and shrinks with the seasons. On the slab-on-grade ranches and new builds, the new slab has to be engineered and doweled to the old so the two move as one; on the pier-and-beam Victorians, the new footings answer to a very different system. A new wing also concentrates roof runoff at a fresh corner, so gutters and grading get reworked to keep water off both foundations.

Register first, then permit

Waxahachie requires every contractor to hold a current city registration before Building & Community Services (408 S. Rogers St) will issue any permit — Code §8-75, good for one year with no renewal reminder — filed through the Citizen Self-Service (CSS) portal, with residential plan review targeted at about ten business days. Coordinating the survey, the structural engineer, the foundation tie-in, the trade permits, and — in a historic district — the Certificate of Appropriateness is exactly what a general contractor is for. The Remo Guys is an Allen-based design-build serving Waxahachie and Ellis County, insured and bonded, adding onto homes across the metroplex since 2019.
