Matching the project to the yard

An outdoor living plan is more than a pool. We design covered patios and pergolas, outdoor kitchens, fireplaces and fire pits, and the decking and drainage that tie them together. On an older Interlochen or Woodland West lot that often means working carefully around established roots and grade changes; in Viridian it means making the most of a defined footprint while respecting the drainage easements and fence lines that come with recent platting. Arlington's expansive Eagle Ford and Grand Prairie clays also drive real decisions about deck substructure and pool engineering — the details that keep a project from cracking or heaving after a few wet-and-dry seasons.

Pools, structures, and the trades

A pool or a substantial outdoor structure is permitted work, not a cosmetic update. Pool builds have to meet barrier and fencing requirements for safety, and the state-licensed electricians and plumbers handle the bonding, equipment, and gas or water lines to code. Covered structures and outdoor kitchens carry their own building, electrical, and plumbing considerations depending on what ties back into the house.

Permitting, and the fee at submittal

Those permits run through Arlington's online portal, Arlington Permits (ap.arlingtontx.gov), under Planning & Development Services at 101 W. Abram Street. One local detail to budget for: Arlington charges a non-refundable plan-review fee equal to 35% of the building permit fee on residential permits, and the application isn't considered received until that fee is paid at submittal. We account for it up front, then carry the barrier and electrical-bonding inspections through to sign-off — the record a future buyer will ask about.
