A remodel is the one time your walls, ceilings, and attic are genuinely open — and that access is worth real money. Once the drywall goes back up, adding insulation or sealing a leaky wall cavity means tearing that same drywall back down. In North Texas, where the air conditioner runs the better part of the year and cooling — not heating — drives the utility bill, the smart move is to fold energy work into the demolition and rough-in phases you're already paying for.
The payoff is comfort you can feel — fewer hot rooms, a quieter house, an AC that stops short-cycling — plus a lower cooling bill. Here's how we think about insulation upgrades during a remodel for DFW homes, roughly in order of return.
Start in the attic — the biggest single win here
In a cooling-dominated climate like ours, the attic is where the money is. Summer attic temperatures routinely push past 130°F, and all of that heat is trying to work its way down into your conditioned space. Bringing attic insulation up to the level recommended for our climate zone — commonly the R-38 to R-49 range for North Texas attics — slows that heat transfer more cost-effectively than almost anything else you can do.
Attic insulation typically runs about $1 to $4 per square foot installed, with a typical attic landing in the $1,700 to $2,500 range depending on size, target R-value, and whether we're topping up or removing and replacing (Angi, HomeGuide, 2026). Blown-in fiberglass or cellulose is the usual workhorse. If your project opens up ceilings, it's also the cleanest moment to reach the under-insulated spots installers normally can't get to.
Don't skip air sealing — the cheap, invisible multiplier
Insulation slows heat that moves through materials; air sealing stops heat that rides in on leaking air — around recessed lights, top plates, plumbing and wiring penetrations, and the attic hatch. It's the step most often skipped, because you can't see it once it's done, and it's frequently the highest-return dollar you'll spend.
ENERGY STAR estimates homeowners save an average of about 15% on heating and cooling costs (roughly 11% of total energy costs) by combining air sealing with insulation in the attic, floors over crawl spaces, and basements. During a remodel, when framing and penetrations are exposed, sealing is fast and inexpensive — caulk, foam, and gaskets — and it makes every other upgrade on this list work better.
Insulate the walls while they're open
Open walls are a use-it-or-lose-it opportunity. If you're taking a room to the studs, filling empty or under-filled cavities is inexpensive incremental work — roughly $1 to $2 per square foot to fill a wall cavity (Angi, 2026) — versus a far bigger job later. Exterior walls that catch the western afternoon sun are the priority in Texas.
For walls you're not opening, insulation can still be dense-packed or injection-filled through small holes rather than gutted — a good option for the parts of the house outside your remodel footprint. Either way, pairing wall insulation with air sealing at the top and bottom plates is what actually kills the drafts.
Add a radiant barrier — a North Texas staple
A radiant barrier is a reflective foil layer installed in the attic (usually stapled to the underside of the rafters) that bounces the sun's radiant heat back out before it loads up your insulation and ductwork. They're common here for good reason: the U.S. Department of Energy notes radiant barriers can reduce cooling costs by about 5% to 10% in warm, sunny climates, and they work best when your AC ducts run through the attic — which, in most DFW homes, they do. Installed, it's a modest line item — figure roughly $0.10 to $1 per square foot for the material, which lands most attics around $700 to $2,850 all in (Angi, 2026). It's a pair-with, not a replace-for, good insulation.
Windows: comfort first, savings second
Modern low-E (low-emissivity) windows carry a microscopically thin coating that reflects heat while letting light through — a real upgrade over single-pane or failed-seal units, especially on sun-facing walls. ENERGY STAR estimates replacing single-pane windows with certified units lowers household energy bills by up to around 13% on average nationwide, with dollar savings that vary widely by home and climate.
Be honest with yourself about payback, though. Full window replacement commonly runs $400 to $1,000 per window installed, and a 10-to-15-window project can land in the $6,000 to $15,000 range (2026 cost data) — so the payback in energy savings alone is often measured in many years. Windows earn their keep on comfort, noise, curb appeal, and eliminating hot spots as much as on the meter. If you're buying, look for the current ENERGY STAR 7.0 label. And if the budget is tight, spend on attic insulation and air sealing first and stage windows for later.
Older homes: test before you tear
Plenty of DFW housing stock predates today's materials, so before you open walls or disturb old attic insulation, know what might be in there. Older loose-fill attic insulation — particularly vermiculite — can contain asbestos, and pre-1978 homes may have lead paint. Don't disturb or remove either one yourself: have it evaluated by a certified testing professional and abated by a qualified abatement contractor if needed.
The same caution applies to old wiring and panels. Burying knob-and-tube wiring or a compromised electrical panel under fresh insulation is a fire risk. Electrical and HVAC work tie into state-licensed trades — Texas licenses electricians and HVAC contractors, even though it has no statewide residential general-contractor license — so have a licensed electrician sign off on anything questionable before it gets covered up.
Rebates and tax credits change — verify before you count on them
Energy incentives move with legislation, so treat any specific figure as a moving target. The federal Energy Efficient Home Improvement Credit (25C) applied to qualifying insulation, air sealing, and ENERGY STAR windows placed in service through December 31, 2025; per the IRS, it is not available for property placed in service after that date, absent new law. Local utility rebates — for example, programs offered through Oncor and area providers — may still help offset insulation, air sealing, and window costs. Because the rules and amounts genuinely change, confirm current eligibility and any dollar figures with a tax professional and your utility before you build them into a budget. Don't assume a number you read online still applies.
How it fits into a remodel
The reason to do all of this now is sequencing. Insulation, air sealing, and radiant barriers belong in the window between demolition and drywall — the same window your remodel already opens. Bundling them means you pay once for access instead of twice.
