Build out or build up, tied into the ground
Building out at grade costs less per square foot but spends lot coverage and leans on your setbacks; building up preserves the yard but loads the existing structure. Either way the connection is structural. An addition marries a new slab to one that's settled for decades, so the new foundation has to be engineered and doweled into the original — and a second story needs an engineer to confirm the house below can carry it. Any change to square footage needs a building permit — including enclosing a patio or converting a garage — filed through Flower Mound's eTRAKiT portal at Development Services, 2121 Cross Timbers Road (972-874-6355). One thing sets this town apart: as of October 1, 2025, additions are reviewed under the 2024 IRC, a newer code than most DFW cities enforce, and the Town requires contractors to register (valid one year) before any permit is pulled — both handled before we apply. Layer the architectural-review board that governs Bridlewood, Wellington, and Tour 18 on top, and there are two approval tracks to sequence before framing.
