Whole-Home Renovation in Flower Mound, TX

Gut-to-finish transformations, run by one accountable team.

Flower Mound grew up fast — the town went from a few thousand people in 1980 to past fifty thousand by 2000 — and most of its housing came out of that 1990s and early-2000s boom. Neighborhoods like Wellington, Timber Creek, and Prairie Creek, along with the earlier villages of Bridlewood, are now twenty-five to thirty years old: solid brick homes on good lots, wearing the finishes, systems, and floor plans of the era they were built in. That's the sweet spot for a whole-home renovation — one coordinated project instead of a decade of one-room-at-a-time fixes.

Why do it all at once

Taking a house on as a single project lets us sequence the invisible work — foundation, framing, electrical, plumbing, HVAC, insulation — before anyone touches finishes. In a 1990s Flower Mound home that order matters: opening a wall for a new kitchen or an opened-up plan routinely turns up original wiring, aging supply lines, or ductwork that has to be dealt with anyway. Doing it once means the state-licensed electricians and plumbers on the crew pull their trade permits together, the systems get designed to work as a whole, and you're not paying to reopen the same walls twice.

The 2024 code Flower Mound now enforces

Here's a wrinkle specific to this town. Effective October 1, 2025, Flower Mound requires every building-permit application to comply with the 2024 International Residential Code — an unusually current adoption, since most DFW-area cities are still reviewing under the 2021 IRC. For a whole-home renovation that's actually good news: when the walls are already open, bringing the electrical, plumbing, and mechanical up to the newest standard is far cheaper than doing it later, and it's exactly what a deep renovation should capture. We design the scope around that code from the start rather than being surprised by it at inspection.

Permitting, and one team behind it

Town of Flower Mound Building Inspections runs residential permitting through the eTRAKiT self-service portal, out of Development Services at 2121 Cross Timbers Road (972-874-6355). The Town also requires contractors to register before pulling any permit — a registration valid for one year — so that's handled before we apply, not discovered at the counter.

We're an Allen-based design-build firm, roughly thirty miles east, and we serve Flower Mound as one accountable team rather than a local storefront — insured, bonded, and building since 2019. A whole-home renovation is disruptive by nature, so we plan the phasing, the dust control, and the timeline around how you actually need to live in the house while the work happens.
