Adding Space in a Built-Out Suburb
Rowlett is largely built out, so for many families the choice isn't moving to a bigger house — it's adding to the one they have on a lot they already love near the lake. The city's older cores, like Flower Hill and Westwood, tend to sit on generous but shallower lots, while the newer master-planned sections of Waterview and Liberty Grove often have more room to work with. Both support additions; the right move just depends on the setback envelope and how the existing roofline wants to grow.
Additions That Fit the House
The most common requests we hear in Rowlett are primary-suite additions on 1980s and 1990s homes built without one, family-room or kitchen bump-outs, and second-story additions where the lot is too tight to spread out. An accessory dwelling unit — a garage conversion, a garage-with-suite above, or a detached casita for aging parents or a home office — is another way to add square footage and flexibility. Because ADU allowances, size limits, and setbacks are governed by the city, we confirm what a given lot and zoning district permits with Rowlett before drawing anything.
The Permit Path Through MyGov
Any addition or ADU means new framing and, usually, a modified or new foundation — so it's firmly on the permitted side of Rowlett's rules, well past the cosmetic threshold that lets paint and flooring proceed permit-free. We submit plans, pay fees, and schedule inspections through the city's MyGov portal, and we build to the plan reviewers' comments rather than around them. Structural, plumbing, mechanical, and electrical inspections all happen in sequence as the addition is framed, closed in, and finished.
When You Add Plumbing
Any addition that carries a bathroom, a wet bar, or a full ADU kitchen ties into your sewer system — and that triggers Rowlett's camera rule. Since February 2022, the city requires an internal video of the sewer lines submitted before it will approve a final inspection. We plan for that from day one, verifying the existing line can carry the added fixtures and capturing the footage before we ask for finals, so the certificate of occupancy on your new space isn't held up at the last step.
The trades doing the tie-ins are Texas state-licensed plumbers and electricians; The Remo Guys coordinates the whole addition as an insured and bonded general contractor, matching brick, rooflines, and trim so the new space reads as original rather than bolted-on.
