Whether a fully detached, independently rentable dwelling is allowed on a single-family lot here is a zoning question — one to confirm against current City of Garland code before you design around it. What's reliably available are the attached paths: a bump-out or full room addition, a second-story addition over the existing footprint, or an in-law suite under the main roof with its own entrance and bath. A garage conversion is the other route to a self-contained space.
Build out or build up
Building out at grade is usually cheaper per square foot, but it spends lot coverage and leans on your side and rear setbacks. Garland's lots vary: the generous parcels in established neighborhoods like Springpark or the mid-century ranch blocks of central Garland often have real room to push out, while tighter lots make building up the smarter move. On this clay the choice is structural, not just spatial — a new ground-floor slab has to be engineered and doweled into the existing foundation, while a second story needs an engineer to confirm the current slab and framing can carry the added load.

Permits, registration, and the seam
Any change to square footage needs a building permit — including enclosing a patio or converting the garage, which owners often assume is "free" space. In Garland the contractor has to be registered with the Building Inspection Department (800 Main Street) before that permit issues, and not only the state-licensed trades: the general contractor too, no exceptions, with a homeowner affidavit the alternative for owners doing their own work.
