Custom Home Building in Rowlett, TX

New construction from lot and soil to final styling.

Building New on Rowlett's Shoreline and Infill Lots

Rowlett offers something rare this close to Dallas: buildable land with water in the picture. New-construction opportunities cluster in a few places — the newer sections around Waterview, and scattered infill and tear-down lots in established areas along Dalrock and in Highland Meadows, where an older home often sits on a lot worth far more rebuilt. The 2015 EF-4 tornado that tore across the lakefront bluff damaged or destroyed more than a dozen homes along the shoreline, and rebuilding on those lots has continued in the years since — frequently as larger custom homes. Rowlett's marquee lakefront project, the long-planned Sapphire Bay development on the peninsula (first launched as Bayside), reflects the same enduring pull toward the water.

A Custom Home That Suits the Lot

A custom build is worth it when the lot has something a production plan can't use — a lake view, an irregular shape, a slope down toward the water. We design to the site: orienting living space and glass toward Lake Ray Hubbard, planning outdoor living for the Texas climate, and sizing the home to its setbacks rather than forcing a stock footprint onto the parcel. Every custom project starts with what you want to live in and what the lot will actually allow.

Registration, Plans, and Inspections

New construction in Rowlett runs through the city's Building Safety division at 5702 Rowlett Road (reachable at 972-412-6125), with contractor registration, permitting, plan review, and inspections managed on the MyGov portal. The Remo Guys builds as an insured and bonded general contractor; Texas licenses its plumbers, electricians, and HVAC trades at the state level, and we coordinate those licensed trades across the full build. From foundation through framing, mechanical rough-ins, and finish-out, each phase is inspected in turn.

The Sewer Video Before You Close It Out

On a ground-up home, the last thing you want is a final inspection stalled over paperwork. Rowlett has required, since February 16, 2022, an internal camera video of all sewer lines submitted before any final inspection is approved. On new construction that means documenting the newly laid line from the house to the city main — proving the slope, joints, and connections are clean before the city signs off. We build that step into the schedule so your certificate of occupancy lands on time.

Building on a lake lot or a tear-down parcel is a long relationship, not a transaction. We'll walk the site with you, talk honestly about what the lot supports and what it doesn't, and lay out a realistic path from design through the keys.
