Start with the dirt, not the floor plan

A geotechnical report drives the foundation design — slab thickness, pier depth, moisture control — before anyone draws a floor plan, and on a floodplain lot the finished-floor elevation and drainage plan come first, not last.

Design review is part of the site

On an older-core infill lot, the constraints are the neighbors' setbacks and the tree canopy worth saving. Inside Las Colinas, they're contractual: the Las Colinas Association and community-level architectural committees in places like Hackberry Creek and Cottonwood Valley review exterior design, materials, and massing before the city ever sees a plan. A custom build there sequences private design approval and city permitting together rather than in series.

The Irving permit path

A new house is a full plan-review project through the City of Irving Inspections Department at 825 W. Irving Blvd, submitted and tracked through the MGO portal at MGOconnect.org, with the MGO Connect app for scheduling. The state-licensed trades — electrical, plumbing, mechanical — pull and inspect their own scopes under the build. Inspection logistics matter on a job this size: the online cutoff to schedule a same-day inspection is 6 a.m., and the city runs no weekend inspections, so the framing-to-finish schedule is built around the city's calendar.
