Cross Timbers ground

Grapevine sits in the Eastern Cross Timbers, where the soil is typically sandy loam over a yellowish-brown to red clayey subsoil — from the old Woodbine sand formation — rather than the deep Blackland clay of Collin County. It generally drains well, but the subsoil still moves, so the foundation gets engineered to a geotechnical report for your specific lot instead of a regional default.

Grapevine also requires every contractor to register through its OpenGov Portal first — $75 a year for the building contractor, no fee for the trades — so the team is on file before the slab is poured.
