Custom building in Dallas is mostly the economics of land. The neighborhoods people most want to live in — Preston Hollow, Bluffview, Kessler Park, Lakewood — were built out generations ago, so a new custom home here almost always means acquiring a lot with a tired house on it, taking that house down, and building new on one of the metro's most valuable pieces of ground.

Where custom homes get built

Old Preston Hollow is the classic setting: oversized homesites, some pushing a couple of acres, with a legacy of architect-designed houses from Charles Dilbeck to Howard Meyer. Bluffview is the other prize — one of the few genuinely rolling parts of an otherwise flat city, with estate-sized lots and creek-side grades that make each site its own problem to solve. Kessler Park in North Oak Cliff offers the same hilly character on a smaller scale, and Lakewood's deep lots near White Rock Lake draw teardown-rebuilds where a 1940s cottage no longer matches the land's value. Each of these is an infill build on an established street — neighbors, mature trees, and tight access — not a blank subdivision pad.

Building on Dallas ground

Everything starts underground. Dallas's Blackland clay is among the most expansive soil in the country, capable of moving six inches between a wet spring and a hard drought, so a custom home here is designed from a geotechnical report up: an engineered post-tensioned slab, or drilled piers to stable strata, sized to what the soil actually does. On Bluffview's and Kessler's slopes, that expands into retaining walls, terraced grading, and drainage that carries water away from the structure for good. This is where a design-build team earns its place — the foundation engineer, the architect, and the builder solving the site together before the first form is set, rather than discovering the site's problems in the field.

The new-construction permit path

A residential new-construction permit runs through Dallas's Planning & Development Department on the DallasNow portal — the Accela system that consolidated the city's permitting when it retired the legacy POSSE and ProjectDox platforms in May 2025 — with electronic plan review, and the Permit Center at the Oak Cliff Municipal Center for anything that needs a counter. Dallas requires an active general contractor registration on file before it will issue that permit or schedule inspections, so the builder has to be squared away with the city before ground breaks. We build as an Allen-based design-build about 25 miles from Dallas — not a local branch office, but a single team that carries the registration, manages the engineering and the trades, and answers for the finished house.
