Building new in McKinney splits into two very different projects. One is dropping a custom home onto acreage at the city's edges — Waterstone Estates, Serenity, the horse-farm lots around Chapel Creek Farms. The other is building inside a governed community like Craig Ranch, or on an infill lot near the historic square. The lot decides almost everything that follows: the soil test, the foundation type, which trees you're even allowed to touch, and who else has to sign off on your plans. New construction from lot and soil to final styling means owning that whole chain, not just the framing crew.
Read the ground before you draw the house
Most of McKinney sits on Blackland Prairie clay — the expansive Houston Black soil that swells when it's wet and shrinks when it's dry — so a real custom build starts with a geotechnical soils report and an engineered foundation, typically a post-tensioned slab or a pier-and-beam system, designed for your lot's actual clay behavior. But McKinney isn't uniform: along the Rowlett Creek corridor that Craig Ranch is built around, you meet limestone and creek-bottom conditions instead, and the western estate and creekside parcels in Waterstone can mix both across a single site. There is no one "McKinney soil number" to design against — your lot has its own, and the foundation follows it.
McKinney's trees are protected — the survey shapes the house
McKinney leans hard into its "Unique by Nature" identity with a real tree preservation ordinance. Protected trees — generally six inches in diameter and larger — can't be removed or critically impacted without a tree removal permit, and taking one down can trigger mitigation plantings or a payment into the city's Tree Fund. On the wooded acreage lots that make custom building attractive here, that flips the usual order: a tree survey shapes where the house sits, not the other way around. Site the home carelessly across a stand of protected oaks and you've bought a mitigation bill before you've poured a footing.
Someone else usually approves your elevations first
- Master-planned communities — Craig Ranch's Estates, Trinity Falls, Aster Park — run their own architectural review committees that vet elevations, materials, massing, and height against community standards before the city ever sees a plan.
- Historic District infill: a new house on a vacant lot inside the overlay needs a Certificate of Appropriateness, so a modern build has to fit the street's scale and rhythm rather than fight it.
Building without clearing those boards first is how a finished design gets sent back for revisions.
The permit path for new construction
Ground-up work goes through Development Services with the fullest version of the process: the DNA pre-check, then a CSS submittal that includes the engineered foundation and structural plans, followed by the complete inspection chain from foundation and framing through the state-licensed electrical, plumbing, and HVAC trades to final. Utilities, the driveway approach, and — critically on clay — site grading and drainage all have to be built to code from the first day of sitework, not patched in after the landscaping.
