Whole-Home Renovation in Lewisville
Lewisville is a renovation market far more than a new-construction one. Most of the city's housing stock went up between the 1970s and the early 2000s, and today the action is in turning those homes over rather than building fresh — there simply isn't much raw land left inside the city limits. Walk Lewisville Valley and you'll see it clearly: block after block of ranch-style and minimal-traditional homes built between roughly 1970 and 1980, low hipped roofs, mature trees, rear-entry garages. Good bones, dated everything. Homes like these — along with the older properties near Old Town — are far better candidates for one coordinated whole-home renovation than for a decade of one-room-at-a-time fixes.
Why do it all at once
Taking a house on as a single project lets us sequence the work that hides behind the walls — foundation, framing repairs, electrical, plumbing, HVAC, insulation — before anyone chooses a tile or a paint color. That order matters in a 1970s Lewisville ranch, where opening a wall for a new kitchen or a wider hallway routinely turns up original wiring, aging cast-iron or galvanized plumbing, or ductwork that was never sized for today's load. Handling it as one job means the state-licensed electricians and plumbers pull their trade permits together, the systems get designed to work as a whole, and you're not paying to open the same wall twice.
Layouts built for a different decade
The other reason to go whole-home here is the floor plan. Homes from Lewisville's 1970s and '80s growth boom were built compartmentalized — closed kitchens, formal living and dining rooms, small primary suites. A gut renovation is the chance to reset the whole plan: open the kitchen to the living space, enlarge the primary suite, add real storage, and pull natural light through the middle of the house. We find out which walls are load-bearing before we promise an open concept, so the design matches what the structure allows.
Permitting through MGO Connect
A renovation at this depth is permitted work, and Lewisville runs all of it through one system. The city's Building Services division, at 151 W. Church Street, handles residential permits through the MGO Connect (MyGovernmentOnline) online portal — where applications are filed, fees paid, permits tracked, and inspections requested as the job moves. Lewisville also requires the contractor to be registered in that same portal before a permit will issue, so we keep our registration current and file through our own MGO account rather than sending you to set one up. If you'd like to watch the permit and inspection status in real time, you can create an MGO account of your own too.
