Bathroom Remodeling in Garland, TX

Waterproofing and plumbing built to last decades, then finished beautifully.

The bathrooms in Garland's mid-century and older homes were drawn to the standards of their day, and it shows: a compact hall bath with one small window, a primary barely bigger than its fixtures, colored tile and a builder tub in place since the framing crew left. A remodel is how owners fix the room they use every day — but whether the result lasts a decade or leaks in two years is decided behind the tile. Run gut-to-finish by one accountable team, the waterproofing, plumbing moves, and ventilation get sequenced right.

The Garland baths that get redone

The candidates track the city's housing stock. The 1950s-70s ranches of central and south Garland carry the original compartmentalized baths of their era — small, closed, tiled in colors long out of style — and the Craftsman bungalows near Travis College Hill are older still. Established neighborhoods like Springpark run a step newer but share the same aging assemblies. The most-requested move is opening one of these tight baths up — converting an underused tub into a walk-in or curbless shower — which sounds cosmetic but isn't: it changes the drain location and the whole waterproofing plan.

Waterproofing is the whole job

A tile shower is a waterproofing assembly with tile stuck to the front of it. To hold up, the pan has to slope its quarter-inch-per-foot to the drain, a continuous membrane has to seal pan and walls, and the whole thing has to be tested to hold water before a single tile goes up. Shortcut that layer and the failure stays invisible for a year, then surfaces as rotted framing and a stained ceiling below. This is where low-bid jobs come apart — the tile looks fine, the assembly behind it was never built to code. Building the wet area as a system is the whole job.

Drains, supply, and ventilation

Relocating a shower drain, moving a vanity, or shifting a toilet means new drain and supply runs, and on these homes those sit in a slab or under a pier-and-beam floor — real work a licensed plumber files a trade permit for, and the cheapest chance to replace original galvanized and cast-iron while the wall is open. Ventilation is the other quiet upgrade: humid North Texas summers give moisture nowhere to go but the framing unless an exhaust fan ducts fully outside, not into the attic where it just relocates the mold.

Permits, registration, and one team

A bathroom remodel that moves plumbing, adds circuits, or takes out a wall pulls a building permit through Garland's Building Inspection Department (800 Main Street), filed at my.garlandtx.gov or the permit counter (972-205-2300), with the trades permitting under it. Garland's rule is firm: the contractor must be registered with Building Inspection first — the general contractor, not only the state-licensed plumber and electrician, no exceptions. The job is inspected at rough-in and again at final, and sequencing waterproofing, plumbing, and electrical across one small room is exactly what a general contractor exists to own. The Remo Guys has remodeled Garland bathrooms since 2019, insured, bonded, and city-registered.
