Hurst's older neighborhoods have a particular bathroom problem: there often aren't enough of them, and the ones that exist have taken decades of hard water and patch jobs. Many of the Bell-era ranches that fill the city's core were built with one full bath and a cramped half, sized for a 1960s family, not a household with two people trying to get out the door at once. And in a stable suburb where owners tend to stay for decades, more of those baths are being rebuilt for comfort and for aging in place.
Two common Hurst projects
Adding a second full bathroom — carved from a hall closet, an oversized bedroom, or a corner of the garage — is one of the highest-value moves an owner of an older Hurst home can make, and it's a request we hear often. The other is a full rebuild of a tired original bath: cast-iron drains, galvanized supply lines, and 1960s tile all come out, and the layout is usually so tight that gaining a usable linear foot means moving a wall.
Accessibility and durability
In a neighborhood full of long-term owners, a lot of Hurst bathrooms are being remodeled to last the rest of an owner's time in the house. Curbless showers, grab-bar blocking, comfort-height fixtures, and slip-resistant floors turn a dated bath into one that works for the long run. The blocking and the waterproofing go in behind the wall, where they can't be added later without opening it up again — so they're decisions we make at rough-in, not after tile.
Plumbing-first, and the water behind the wall
Bathrooms are plumbing-first. Moving a toilet, adding a shower, or relocating a vanity is work the state-licensed plumber pulls a permit for, alongside the electrical permit for new circuits, GFCI protection, and an exhaust fan vented to the exterior. Getting the waterproofing and the rough-in right is what separates a remodel that lasts from one that leaks in five years — the quiet, inspected work a fractured job tends to shortcut.
Permitting in Hurst
A bathroom that relocates fixtures or adds circuits is a permitted alteration, filed through Hurst's EnerGov Citizen Self-Service portal (css.hursttx.gov) with inspections through Community Development's Building Inspections at 1505 Precinct Line Road. Rather than an annual contractor registration, Hurst has each contractor add themselves under the application's "Contacts" tab with a U.S.-issued ID and general-liability insurance certificate, while the state-licensed plumbing and electrical trades attach their trade licenses — so everyone on the job is on file before the permit is pulled. When the finals pass, that record of a passed plumbing and waterproofing inspection is exactly what a future buyer will want to see.
