Burleson is one of the faster-growing spots on the south side of the metroplex, and new-home activity shows it — from the billion-dollar Tallgrass master-plan planned at Chisholm Trail Parkway and FM 1902 to the thousands of homes rising in Chisholm Summit and builder communities like Hidden Vistas. Most of that is production building. A custom home is a different proposition: your plan, your lot, and a level of control over layout, structure, and finish that a spec house doesn't offer.
On your lot, on your terms
The custom opportunities in Burleson tend to fall into two camps. There's infill inside the established parts of town — an older Old Town-area lot, or a teardown in a mature established neighborhood — where the challenge is building something new that respects the street. And there's acreage on the edges, out along the SH-174 corridor and onto the Johnson County side, where a bigger lot allows a true from-scratch home. Either way, custom means the floor plan is drawn around how you actually live, not reverse-engineered from a builder's fixed catalog.
An engineered foundation for this ground
The single most important decision on a Burleson custom build happens below grade. The city sits on the western edge of the prairie, where highly reactive clay lies over shallow limestone bedrock — soil that swells when wet, shrinks in drought, and can heave against a slab. That's not a reason to worry; it's a reason to engineer. A site-specific geotechnical report and a foundation designed for that soil — post-tension slab or piers as the report dictates — is what separates a home that stays square from one that fights its own ground for decades. Drainage and lot grading are part of the same problem, and get solved on paper first.
Codes, permits, and inspection timing
A new home runs through Burleson's full plan review and permitting on the eTRAKiT portal, under the 2021 International Codes and 2020 National Electrical Code the city adopted effective November 2023. From slab to final there's a long chain of inspections, and Burleson's rule governs the whole schedule: each has to be requested by 8:00 p.m. the day before, through eTRAKiT or the automated inspection line, or it rolls to the next business day. The city requires the state-licensed trade contractors to register with it — not the general contractor — and the licensed electrical, plumbing, and mechanical crews on the job carry that registration.
