Foundations for expansive soil
A custom home is the one project where you get the foundation right from a blank sheet instead of fighting it later. On Eagle Ford clay, which can swell ten percent or more when saturated and shrink back in drought, that usually means a properly engineered post-tension slab kept in compression, or pier-and-beam where the site or long-term serviceability calls for it. The soil report drives the foundation design, and the foundation design drives everything above it — get it right once and the doors still latch in a decade.
Registering and permitting the build
A ground-up house is the fullest version of Mansfield's plan-review process. The builder registers through the city's MyGov portal, the full plan set is submitted to ePlans ProjectDox, and review runs before any inspections begin. One Mansfield-specific detail governs every sheet: the top-right corner has to be left completely blank apart from the border — a reserved 4.5-inch square set 4.5 inches from the top and 4.5 inches from the right, held for the city's electronic approval stamp. We build that clear zone into the title block before drawings ever go up, because a set that violates it doesn't get reviewed.
