Custom Home Building in Southlake, TX

New construction from lot and soil to final styling.

Building custom in Southlake usually takes one of two forms: a ground-up estate on the acreage north of town, or a teardown-and-rebuild on an established lot inside a proven neighborhood. Both are active here. Clariden Ranch and the far-north side still offer room for sprawling homes on real land; Carillon and Terra Bella were master-planned around custom and semi-custom architecture; and across Timarron and the older enclaves, buyers often purchase for the location and the Carroll ISD boundary, then replace an aging house with something current.

Design-build under one accountable line

A custom home is thousands of decisions, and the expensive failures happen in the gaps between a separate architect, builder, and trades. We run it as design-build — one team carrying the house from the first site sketch through framing, systems, finishes, and final inspection — so the plan that gets drawn is the plan that gets priced and the plan that gets built. Fewer handoffs, fewer surprises, one number to hold accountable.

Site, soil, and the estate lot

The ground drives the early budget more than the finishes do. Southlake's Eastern Cross Timbers loam sits over expansive, Blackland-type clay, so a new build starts with a geotechnical report and a slab engineered for that soil — post-tension or pier-and-beam as the report dictates — plus grading and drainage planned so water moves away from the house, not toward it. On the wooded northern lots, the mature trees are half of why you bought the land, so we plan the build to protect the canopy worth keeping rather than clear-cutting for convenience.

The registration rule that matters most on a build

A ground-up home is the largest permit you'll pull in Southlake, and it runs through the City's Building Inspections division at 1400 Main Street, Suite 250, filed on the Tyler EnerGov Self-Service portal. Here the city's contractor ordinance carries real weight: the building official will not issue a permit to a general contractor who isn't currently registered with the city — an annual registration completed online. It's a quiet safeguard for owners, and one reason to confirm your builder is registered before ground breaks. We are, and we keep it current.
