A pool is the easy part of a Grapevine backyard. The hard part is everything it shares the yard with — the deck, the covered kitchen, the drainage, the grading, and the soil moving under all of it — which is why the backyards that still look right in ten years are planned as one system, not a hole in the ground with features scattered around it.

The ground under the whole yard

Grapevine sits in the Eastern Cross Timbers, so most backyards here are sandy loam over a clayey subsoil rather than the deep Blackland clay farther east. That top layer drains well, but the clay beneath still swells and shrinks with the seasons, working on a pool shell, a concrete deck, and a patio slab just as it works on the house. When those are built by separate crews to separate specs, they tend to crack apart at the seams. Coordinating the shell, the decking, and any footings for a pergola or outdoor kitchen so they move together — or are deliberately isolated — is the single biggest reason a backyard ages well.

Water, the lake, and the floodplain

Drainage is the other constant, and near Grapevine Lake it's more than a formality. The lake is a U.S. Army Corps of Engineers flood-control reservoir on Denton Creek, and lots near the water or the creek corridor can sit within a FEMA flood hazard area — which means a pool in a floodplain or drainage easement needs a separate sign-off from the city's Floodplain Administration before the building permit issues. On the lake-adjacent lots in Oak Grove and the trail-side homes near Silver Lake, finding that out at the design table instead of at inspection is the difference between a summer install and a stalled one.

A pool is a trades project

A pool builder builds the pool — but the pool is only one system in a backyard full of them. The bonding and lighting are state-licensed electrical work, the gas line to the grill or fire feature is licensed plumbing, and the deck drainage, the pergola footings, and the grading all have to be owned by someone. That coordination — the whole backyard, not just the water — is where a general contractor earns the role, so the pieces feel like one place instead of five projects sharing a fence.

Permitting and contractor registration

Backyard work runs through Grapevine Building Services at 200 S. Main Street and the city's MyGov permit portal, with the pool, electrical, gas, and any structure inspected as the job moves. Grapevine also requires contractors to register through its OpenGov Portal first — $75 a year for the building contractor, and no fee for the electrical, plumbing, or mechanical trades — so every crew is on file before a permit is pulled.
