Designing for the lot and the lake

A lakefront or peninsula lot rewards a design that earns its site — orienting the main rooms and outdoor living toward the water, planning for the wind and sun coming off the lake, and getting the grading and drainage right on ground that slopes toward it. Inland lots have their own logic. We start from the survey and the setbacks, not a stock plan, so the house belongs on the ground it sits on.

One team from plans to final

As a design-build, we carry the plans, the trades, and the schedule under one roof. The state-licensed electricians and plumbers are part of the build from the first rough-in, so the systems are designed in rather than fitted around — and there's one team accountable when it's time to pass inspections.

Permitting through the Town of Little Elm

A new house is the fullest version of the permit path, and Little Elm runs all of it through its MyGov portal, administered by the Building Safety Division at 100 W. Eldorado Parkway. New construction usually starts with platting, which the town expedites to a five-business-day review, and the same five-day target applies to the Certificate of Occupancy that clears you to move in; building-permit plan review is targeted at ten business days. Every contractor on the job files through a MyGov "Collaborator" account — we set ours up before the first application, so the permitting runs on our credentials, not yours.
