A true design-build custom process

We run custom builds as a single, accountable design-build process: site evaluation, architectural design, engineering, selections, and construction all coordinated by one team. You get one point of contact and one schedule instead of a general contractor pointing at an architect who points back. We plan for The Colony's realities — lakeside wind exposure, peninsula soils, and the HOA and architectural-review requirements in communities like The Tribute — before the first shovel goes in.

Building to The Colony's current codes

New construction here is permitted and inspected against the codes the city adopted in 2025: the 2024 ICC family and the 2023 NEC, both in effect since July 17, 2025. Residential plans are submitted as a PDF to the Building Inspections office at 6053 Main Street (application intake is by email, not the eTRAKiT portal), and we budget for the roughly 10-15 business-day plan review and the $50 application fee as part of a realistic pre-construction timeline. Once we are vertical, inspections are tracked through eTRAKiT. Building to current code is not a hurdle to us — it is how a home stays sound and insurable for decades.
