The Colony's housing stock tells two stories, and both call for a whole-home approach. The established core — The Colony North, The Colony Southwest, and neighborhoods like Ridgepointe and the Legend series — is dominated by detached single-family homes built between 1970 and 1999. Those brick-and-stone traditionals were well built, but four-plus decades in they carry dated floor plans, tired systems, and closed-off kitchens that no longer match how families live. Out on the peninsula, The Tribute's newer luxury homes are earlier in their life but are often bought with a remodel already in mind. A whole-home renovation lets us reset either one and rebuild around your actual life.

What a whole-home renovation covers

We take on the whole envelope: reconfigured layouts and opened sightlines, new kitchens and baths, flooring, windows, insulation, electrical, and HVAC, plus the exterior work that rounds it all out. Because we run as a design-build firm, one team carries your project from the first floor plan through the final walk-through — no handing you off between an architect, a designer, and three subs who have never worked together.

The Colony permitting, done right

This is where The Colony has gotten stricter than many of its neighbors. As of October 1, 2025, the city requires building permits for roof replacement, siding replacement, and foundation repair — scopes a lot of DFW cities still exempt, and exactly the kind of work a gut renovation tends to include. The Colony also adopted the 2024 ICC codes and the 2023 NEC (effective July 17, 2025), so wiring and structural work are held to the current standard. We pull the permits, submit the residential plan set as a PDF to the Building Inspections office at 6053 Main Street (application intake is by email, not the eTRAKiT portal), and budget for the roughly 10-15 business-day plan review and $50 application fee up front — so your timeline is real, not a surprise.
