Kitchen Remodeling in Southlake, TX

Southlake kitchens are rarely small — but the ones built in the 1990s and early 2000s are often closed. Across Timarron, Southlake Woods, Coventry Manor, and South Ridge Lakes, the era's floor plans walled the kitchen off behind a bank of raised-panel oak, tucked the cooktop into an oversized island, and treated the breakfast nook as its own room. The bones are generous; the layout belongs to another decade. So a Southlake kitchen remodel is usually less about adding square footage and more about opening what's already there — and bringing the finishes and appliances up to the address.

Opening the plan the builder closed

The wall between a 1990s Southlake kitchen and the family room is often load-bearing, sometimes carrying a two-story great room above it. Taking it out isn't a framing afterthought — it needs an engineered beam sized to the load, posts that carry it cleanly to the foundation, and a city permit for the structural change. Done right, the beam disappears into the ceiling and the kitchen, breakfast, and family room finally read as one space; done casually, you get a sag that shows up years later.

Moving the sink, range, and gas

An open kitchen usually wants its fixtures relocated — the sink to an island, a pro range where the pantry used to be. Each move is a trade job with its own permit and a state-licensed hand: a plumber re-running supply and drain and pressure-testing the gas line, an electrician pulling new circuits. Most Southlake homes are slab-on-grade, so relocating a drain can mean cutting the slab — worth knowing before an island lands where the plumbing can't reach.

Finishes and appliances at the Southlake standard

The finishes here run to full-overlay or frameless cabinetry, natural-stone or quartz counters, and a professional appliance suite — a 48-inch range, a built-in refrigerator, double ovens. Behind the doors, code cares about the parts you don't see: dedicated circuits for the range, microwave, dishwasher, and disposal, GFCI-protected counter circuits an older panel may have to be extended to feed, and a hood vented outside rather than recirculating — all settled at rough-in.

Permitting and the registered-contractor rule

A kitchen that opens a wall or moves plumbing, gas, or electrical is permitted through the City of Southlake Building Inspections division on the Tyler EnerGov Self-Service portal. Southlake won't issue that permit to a general contractor who isn't currently registered with the city — an annual, online registration under its contractor ordinance — so it pays to confirm your remodeler is on file.
