Renovating Sherman's older homes
Sherman has been here since 1846, and its housing stock tells that story — roughly a third of the city's homes were built between 1940 and 1969, and the blocks closest to downtown hold everything from modest post-war bungalows and mid-century ranches to the Victorian and Craftsman houses of the Heritage Row Historical District along South Crockett Street. These are solid, characterful homes, but many are still working with original layouts, aging systems, and rooms that no longer match how families live.
A whole-home renovation lets you keep the character and fix everything at once — rewiring, replumbing, opening walls, replacing HVAC, and reworking the floor plan — instead of chasing one project at a time.
Homes we renovate across Sherman
- Heritage Row and Austin College-area homes — early-1900s Victorians and Craftsman houses with covered porches, hardwoods, and shiplap worth preserving while the systems behind the walls get modernized.
- Mid-century ranches in Sherman's established in-town neighborhoods, where a 1950s–'60s layout gets opened up and re-insulated.
- 1990s-and-newer homes on the south and west edges due for their first real refresh.
Homes inside a historic district can carry extra review, so we plan for that up front rather than discovering it mid-demo.
How the permit path works here
We're an Allen-based design-build firm, and Sherman sits near the northern edge of the territory we serve up US-75 — we don't run a Grayson County storefront, but we pull permits as a contractor registered with the City of Sherman, which the city requires (a permit has to be pulled by the owner or a registered contractor). Applications go through Sherman's Self Service Portal on the Tyler EnerGov system the city launched in March 2025.
One local detail shapes the schedule: residential plan review at the Development Services / Building Division (317 S. Travis St) doesn't even begin until all fees are paid, and then runs about 15 working days depending on workload — and any resubmittal restarts that 15-business-day clock. We build a complete, correct package the first time specifically to avoid a restart, because on a whole-home project a review reset can cost weeks.
Insured, bonded, and coordinated
We're insured and bonded, and we run the entire job on one schedule — carpentry plus state-licensed electricians and plumbers — so you have a single point of contact from demo to final inspection. For city-specific questions, Sherman's building office is reachable at 903-892-7229, and we're glad to walk your home first and map a realistic scope.
